We understand the importance of marketing a property and subscribe to various mediums of advertising which includes Rightmove, the local Bristol newspapers and the circulation of property details to major Companies and Relocations Agents within the area upon a bi-monthly basis.

Naturally we offer general advice on rental valuation and the presentation of the property at our intial meeting
We accompany the prospective tenants on viewings and then carry out references. We obviously do the necessary credit checks, but as a Company, pride ourselves on putting the extra effort into in-house referencing by ensuring that the prospective tenant(s) meets our exacting standards rather than leaving them to be outsourced by another Company who may not be so particular
Once a positive response is gained we then prepare the legal documents, visit the property to compile a comprehensive Inventory and Schedule of condition. On the designated day we collect the rent and the deposit (which is held in accordance with the Tenancy Deposit Scheme, The Dispute Service) and issue the keys. Naturally we obtain the Landlords Gas Safety certificate where necessary and ensure that all other legal obligations are met.
Nugent & Wallis understand the importance of prompt rental payments and monies are forwarded to clients by BACS transfer. Once the tenants take up occupation we advise the utility companies and Local Authorities of any changes.
During the tenancy we carry out regular inspections and arrange for any day to day maintenance to be attended to, as per your instructions at the outset. At the end of the tenancy we carry out the Final outgoing inventory and reading of meters if possible.
Our Letting only service can be tailored to your needs to include:
General advice on rental valuation and presentation, comprehensive marketing of the property; accompanied viewings and the aforementioned reference service. We prepare and issue the legal documents, collect the first months rent and deposit in line with the Tenancy Deposit Scheme you advise; and the balance (less our fee and any expenditure you authorise) are passed you by cheque or BACS. Please note we do NOT prepare an Inventory and Schedule of condition, neither do we advise the utility companies.
